Real estate investors have spent years trying to figure out where the bottom of the market is. According to Gregory Beran of Performance Property Management in Denver, Colorado, we are a few steps up from bottom in the Mile High City of Denver, Colorado.



According to Beran, the two ingredients that make residential properties attractive to buyers are low prices and high rents. Beran, a long time property manager and investor in the Denver metroplex, says those conditions exist right now. He says competition is heating up for his rental units and vacancy rates have plummeted.


“We don’t have any single family homes available” the lanky investor told me during an exclusive interview. “They don’t stay for rent longer than a week or so.”


When asked about two bedroom apartments Beran was only able to offer one prospect for a fast move.


“It is the trickle down effect,” Beran said during our discussion in his nicely appointed office on South Broadway Boulevard in Denver. Unlike “trickle down economics” in which wealth trickles down from the super rich to the middle class as promised by the Bush administration, the trickle down effect Beran is talking about is from those transitioning from home owners to small house and apartment renters after losing their homes in foreclosure.


“The banks aren’t letting people stay in their homes any more,” Beran explained. “So people are moving from large houses into anything we have.” The same is true for apartments, as people face a substantial lower standard of living after losing their homes and condos and being forced to accept significantly less.



Even though a person has a foreclosure or bankruptcy on their record Beran may still work with the tenant.


“I like to work with people to see if we can help them. If I am convinced they will pay the rent then we overlook a lot,” he told me.


Beran qualifies the tenant by checking their criminal and civil background. He is looking for serious criminal charges as well as prior evictions. Assuming the person has stable employment, the Denver leasing agent tries to put them into something they can presently afford.


All of this is good news for landlords trying to hang onto their properties and for new investors. Sales prices still remain competitive in Denver. There are scores of fixer uppers on the market. An investor who is able to buy right can lease the property for positive cash flow. One bedroom units rent for $550 to $595 in lower income complexes, which are favored by investors. Two bedroom units go for $650 to $750.

It’s Housing Day over at Business Insider today, which is running duelling slideshows from Bill Ackman and Gary Shilling in the wake of yesterday’s dreadful home-price numbers. Both of them are a little dated—Ackman’s is from November 3, while Shilling’s seems to be from October, although it’s not entirely clear. Since then, prices have fallen, which would do little to change either of the analyses, but also interest rates have risen significantly, which puts a substantial dent in Ackman’s math.


Ackman’s logic is pretty simple: you can get a lot of leverage in the housing market, and if you make a highly-leveraged bet and prices rise, then you can get enormous returns. At the heart of his thesis is the idea that valuations are low and will rise in future—but to my eyes at least, there are problems with both legs of that argument.


The “valuation” section of the slideshow is a relatively small part of the whole. It says that home prices are 28% off their peak; that houses are more affordable now than they have been in a long time; and that buy-vs-rent calculations work out in favor of buying with relatively low home-price appreciation rates between 4% and 6%.


The first one seems meaningless to me: why should home prices be low at 28% off the peak, as opposed to say 18% off or 38% off? In fact, a glance at the Case Shiller graph shows that prices are still roughly double what they were for most of the 1990s.* And more generally, when the first part of a valuation argument is percentage-off-highs, I always get suspicious, because that’s always a really stupid metric on which to base a buying decision.


The affordability calculations, too, are a temporary phenomenon related to artificially low mortgage rates and the fact that the US government is currently providing substantially all housing finance. What I’m not seeing is any analysis by Ackman showing that houses will remain affordable in a future of higher rates and private-sector financing—the future when, I assume, he’s looking to exit his residential-property position.


Finally, required appreciation rates of 4% to 6% seem high to me, not low: they say to me that buying is still more expensive than renting unless you assume capital gains on your purchase. Ackman, here, comes close to assuming the very thing he’s trying to demonstrate.


As for the reasons for future gains in house prices, there’s a bit of basic demographics, in that the number of households in the US is going to rise over time, and is going to outpace the amount of new homebuilding. That’s reasonable.


Ackman’s other main argument is based on the assumption that homeownership is going to bottom out at 66% and stay there, rather than continuing on the long cyclical decline which started in 2004. If he’s wrong by just a single percentage point, a lot of his mathematics starts looking very shaky. I suspect that as America moves out of the suburbs and exurbs and into denser forms of living, we’ll see a steady decline in homeownership, which in any case is now seen as being more of a liability than an asset. It’s no longer a road to riches: it’s a road to possible foreclosure, bankruptcy, and an inability to move to where the employment opportunities might be.


Ackman is a speculator, and he’s forecasting a return of his speculative mindset among the population at large—where people buy homes because they’re confident in the future and think that those homes will rise in value, and also because they fear not being able to afford a house in future. That mindset fuels housing bubbles, not sustainable home-price appreciation. And investing in bubbles is always very dangerous, and generally ends in tears. Maybe Ackman can make money doing it—but that certainly doesn’t mean that homes are a good buy right now for the rest of us.


Ackman does have one intriguing idea about what might drive house-price appreciation: institutional investment in single-family home rental properties. He’s right that such things barely exist as a financial asset class, and that even a small global allocation to them could change the demand dynamics substantially. But being a landlord is hard work, especially in suburban and exurban neighborhoods, and I’m not convinced that it scales well: my guess is that the cost of hiring a good rental agent is always going to wipe out returns, and that the only way to make money by renting out single-family homes is for the owner and the rental agent to be the same entity.


If you then turn to Shilling’s presentation, things start looking positively depressing: he brings up reasons for pessimism that many of us never even consider, along with the much more obvious ones. At the top of the list, of course, is unemployment, which poisons everything. No one wants to buy a house if they don’t feel secure in their job, and people don’t feel secure in their jobs if unemployment is over 9%, where it’s likely to stay for the foreseeable future. And these graphs just speak for themselves:






This last one is the most powerful, to me: for all the wheel-spinning that we’ve seen of late in the mortgage-refinance market, the number of people shopping for new homes has been declining steadily for the past five years. I’m sure that Bill Ackman would look at that chart and extrapolate all manner of fabulous mean-reversion, but I can’t see where the new demand is going to come from. Buying a home is no longer the American Dream; people are much more interested in being free of debt. And while Ackman might look at the enormous leverage in the housing market and see opportunity, most Americans I think are now much more aware of the downside risk.


No matter what happens in the housing market, Bill Ackman is always going to have more wealth than he can ever spend in his lifetime. But for those of us without his ability to make large speculative bets, housing is a very scary asset class, while renting is cheaper and much more flexible. I wouldn’t be at all surprised to see the US homeownership rate fall a lot in coming years, back down below even its long-term mean around 64%. And if that happens, prices—both to rent and to buy—are almost certain to fall from current levels.

It's not like the banks don't have infinite rent seeking leverage with near zero interest FED money, but they have marvelous accounting tricks to make them look healthier. But, anyone who has been in a financial bind knows that simple accounting tricks don't last you forever, and, sooner or later the piper must be paid, accounting or not. Well, what his article points out is that the piper will get his due. The real question is, who is the piper, and who is paying him. Once the interest earned, in accounting terms, vanishes, as it will on each loan to be finally foreclosed­, the piper is the hole in the balance sheet. According to those who wrote the financial reform, the payment won't come from government (i.e. taxpayer) funds, but the special mechanisms built in will require a restructur­ing of any banks whose stability is thus threatened­. Really? Well, as they say, the proof of the pudding is in the eating. With the new folks in the White House, fresh off Wall Street, the banks are as powerful as ever, having endowed the campaigns for the newly elected Congress. We have already heard that funding for the financial reform agencies and those already existing, is in trouble. Next, we'll get some subtle, small bill come through and pass which neuters the capability of the government to keep the banks in check. What comes next? Collapse and no action or a bailout.

What happens when 50-million people learn they defrauded by the banks creating illegal loans - defrauded by the courts by allowing the corrupt banks to illegally foreclose a loan no-longer secured by the property - betrayed by their courts & gov who KNEW this was happening and simply looked the other-way while these families are tossed to the street...



As it stands - it is literally impossible for the courts to know if those families were sold legal loans. These families do not yet realize they were lied to & misreprese­nted by the banks.

They get their bonuses and then jump a sinking ship -- and with luck they move directly into Treasury to arrange bail-outs to let the other rats on their Titanic suck whatever blood remains after the transfusio­ns."

The latest name spinning on the pinstripe rumor mill is five-time All-Star and 10-time Gold Glove winner Andruw Jones.
 
Don’t get excited just yet Yankee fans, as Jones is far cry from the star he once was as an Atlanta Brave.
 
Currently, Jones is a 33-year-old, washed-up center-fielder who sat atop the most elite of hitters list from 1997-2007.
 
Since leaving Atlanta at the end of the 2007 season, Jones signed a two-year, $36.2 million dollar contract with the Los Angeles Dodgers.
 
After batting .158 with three home runs, 14 RBI and 72 strikeouts in 209 at-bats, Jones was released after his first season. Jones only played in 75 games, as he had season-ending knee surgery.
 
The Rangers signed Jones to a minor-league deal in 2009, where he hit 17 home runs and 43 RBI in 82 games and finished with a .214 batting average.
 
Next up, the Chicago White Sox took a chance, as Jones posted a .230 batting average, with 19 home runs and 48 RBI in 107 games.
 
I think the scariest stat is that in Jones’ last three seasons, he has struck out 221 times in his 768 at-bats. That translates into a strikeout every fourth time Jones records an official at-bat.
 
This is another desperate stretch by GM Brian Cashman to add a cheap player who could be motivated back to greatness on the Yankees.
 
Jones is still at an age where he could be darn good, as he is younger than both Derek Jeter, Alex Rodriguez and numerous other players who are still thriving.
 
This means it’s attitude, not skill, that tripped up Jones, and that is much worse because he didn’t care to work anymore.
 
Look, it is never a good sign when a team pays a player to leave, especially one with Jones’ unspoiled history of 10 years with 25+ home runs.
 
Cashman keeps telling Yankee fans to be "patient," but this is just another stupid attempt with minimal hopes to save his own ass.
 
Now, the New York Yankees have successfully been tied to every known name free agent in this whirlwind of a failed offseason.
 
What boggles my mind is why the Yankees have not signed the league's best closer from 2010, Rafael Soriano, yet.
 
If Cashman claims he won’t give up the draft pick for Soriano, I guess the Yankee motto of “winning now” is no longer the theme.
 
Well, might as well lose another big-time arm because of the cost, but if Cashman thinks Jones or Colon will turn to gold, he needs to get his head checked.
 
The Yankees have the money, so what the hell is the problem? Not getting a free agent for fear of losing a draft pick surely doesn't sound like the Cashman I have known. Must be Hal and Hank making a business decision again without thinking.
 
All I can say to Brian Cashman and company is this: We Yankee fans still want to win in 2011, so why don’t you?






Bump Technologies makes an app that lets people bump their phones together to exchange things like business cards, photos and even money.


On Tuesday, Bump will announce that it has raised $16.5 million in venture capital. The firm Andreessen Horowitz is Bump’s newest investor, and its previous investors, including Sequoia Capital and Ron Conway, also contributed.


Bump started in 2008 as a way for people to exchange contact information without trading old-fashioned paper business cards. But in its newest incarnation, the start-up wants to become a mobile social network for exchanging photos and messages with family and friends.


Now, in addition to contact information, people with iPhones or Android phones can share photos, music, calendar appointments and location, and can also become friends on social networks and send messages to one another. Other apps also use the technology. PayPal, for instance, lets people exchange money by bumping their phones, and two apps trade sexual compatibility information.


The company is changing direction because people started using Bump more for social interactions than business ones, said two of its founders, David Lieb and Jake Mintz. For example, each day people now share about 40,000 contacts but almost a million photos.


“Bump just opens up a whole new landscape of social interactions and interpersonal functions and uses and photo-sharing and transactions, all based on physical proximity,” said Marc Andreessen, the Andreessen Horowitz partner who will join Bump’s board.


There are many other social networks that people already use on their phones to share photos, location and status updates, like Facebook, Foursquare and Instagram.


Bump is different, the founders said, because it enables private exchanges between two people, unlike others that are for publishing messages or photos to wider groups or the public.


“It’s a proximity-based social network, for people and things you’re actually physically interacting with,” Mr. Lieb said.


Bump is one of a group of mobile apps that give people a way to use Internet-connected cellphones to bridge the virtual and physical worlds.


That could become a way to make money, the founders said. For example, people could someday bump their phones to get information or coupons from businesses or brands. “That could be valuable to merchants,” Mr. Mintz said.


Other apps, like Shopkick, offer similar ways for businesses to reach customers. Bump is not making money yet, beyond a bit from other companies that license its technology.


Bump works by gathering several signals from phones, including location and motion detection. Those signals are sent to Bump’s servers, where Bump figures out if another phone in the same place just experienced a bump, then matches the two phones. It all takes place immediately.


Andreessen Horowitz has been busy. On Monday, the firm also announced that it invested in Groupon’s $950 million round of fund-raising. The firm invests in very small Web companies and very big ones, and the Bump and Groupon investments exemplify both ends of the spectrum.

Making Money Scams





You've heard of "flipping" houses, well now there's "flopping." While the first was speculative, this one is outright fraud.



"Flipping" refers to when home values were rising so fast and the market was so hot that you could buy a house, slap on some new paint and fix up the yard and throw down some marble countertops and turn it around and sell it for a tidy profit.



Now that the bubble has burst and people are trying to offload all these houses, one of the ways they are doing it is in a "short sale" where the bank agrees to allow the house to be sold for less than the value of the mortgage. Doing so lets them avoid the costly foreclosure process and gets the bad loan off their books.



But what "floppers" are doing is pay a crooked appraiser to say that the house is worth even less than its real current market value. They then have a "straw purchaser" buy it, and then they turn around and sell it for what it's really worth.



The Federal Financial Crimes Enforcement Network (FinCEN) recently released a report indicating that mortgage fraud suspicious activity reports rose 7% in the first half of 2010, the terms "short sale" and "broker price opinion" showing up 827 times and 41 times, respectively.



THE TAKEAWAY: What this means for homeowners is that banks are making it harder to do short sales, preferring to instead go for foreclosure, even when it costs them more money. Several cases have come out where the bank has insisted that the short sale price was too low to allow the sale to go through, only to turn around and try sell the house at auction for less than what the short sale price was.



What you can do if your short sale is initially declined is try to convince the bank that the "auctionable cash-price," the price they can sell the house for at auction, is lower than what they think. Submit in one big packet at once any interior deficiencies, renovation costs, or engineering reports that you think will make the case. Include several different contractor estimates and bids and broker price opinions to help make your case.

My guest on Hedge Fund Radio this week is penny stock trader and Internet entrepreneur, Tim Sykes. Every once in a while I run into a natural born trader, someone who crawls out of the crib quoting options spreads, price earnings multiples, and book values. His first spoken word was “Sell!” While other kids were practicing their ABC’s, Tim was pouring through prospectii.

During his college years, Tim skipped classes and turned a $12,415 Bar Mitzvah gift into $1.65 million by trading the market from his dorm room. By the time he graduated from Tulane in 2003, he was already running his own hedge fund. Barclays Bank rated it the number one short bias fund during 2003-2006.

Tim argues that if you cut through all the hype and manipulation in the penny stock market, it is clear that there are huge opportunities on the short side. Most of the companies trading there are frauds, and most will fail. Mini Enron’s and mini Madoff’s abound.

Defined as trading under $5 a share, these stocks are purchased mostly by individuals desperate for “get rich quick” success. Promoters buy lists of email addresses from major online publishers, sometimes paying millions of dollars, to launch a never ending onslaught of “pump and dump” schemes. Email barrages and Twitter spam have replaced the dinnertime telemarketing calls and junk mail of yore.

The SEC is so inundated with tips on Madoff copycats and competitors ratting out each other, they don’t have time to pursue gripes about $1,000 losses emanating from penny stock scams. It’s like expecting the FBI to pursue shoplifters of 99 cent items from Seven Eleven stores.

Some of the claims made by these bogus IPO’s boggle the imagination. Tim’s favorite was one company’s efforts to promote vitamins infused with stem cells. Another offered a solar spray that turned you house into an energy source. Then there was the BP Gulf oil spill that threw up innumerable crude eating forms of algae. As for my own experience, I’ll never forget the aquaculture farm in the middle of the Saudi Arabian desert. To separate out the obvious rip offs from the legitimate companies, Tim spends hours a day gleaning through voluminous SEC filings, some of which are blatant cut and paste jobs from earlier failed floatations.

Even though most of these companies are fake, prices can run away to the upside, wiping out the early short sellers. So some risk control discipline is required. When a stock truly rockets, “buy-ins” of shorts can also be a problem. A few hundred penny stocks are launched each year, but only about five a month catch on fire. And remember, Apple (AAPL), and True Religion (TRLG) jeans were once penny stocks.

To avoid being taken to the cleaners by unscrupulous con men, Tim offers some very basic advice. If it is too good to be true, it generally is. It also helps to read the SEC filings, which can be obtained online for free.

Tim claims to have a success rate with his short strategy of 75%, which has delivered a 56% return in 2010, proving he still has the golden touch. His problem is that the strategy is not scalable, and can only be executed with a small amount of money. No mega hedge fund for him.

Make Making Money

If Pettitte does decide to retire, it's been rumored that the Yankees might make an aggressive pursuit for Soriano to create a lock-down bullpen, one that the Yankees haven't had since the days of Rivera and John Wetteland in 1996.


If the Yankees were to get Soriano, they would have to surrender a first-round draft pick to the Rays, but the Yankees also can be compensated with a draft pick due to Javier Vazquez signing with the Marlins.


As of right now, the Yankees don't have an imminent heir to Rivera's closer job if he retires anytime soon, and they don't have a main setup man after Kerry Wood turned down more money to return to the Cubs this winter.


The Yankees could consider Joba Chamberlain and David Robertson for the setup role, but both have had their struggles in the past, so Soriano would be an instant upgrade to the bullpen and a much better option to follow in Rivera's footsteps.


The White Sox are said to be interested in Soriano after letting Bobby Jenks go, and the Angels have expressed interest after losing out on Adrian Beltre and Carl Crawford this winter as well. But the Angels also signed Scott Downs to a three-year deal, plus already have Fernando Rodney as their current closer.


Although Soriano is a solid closer and could easily get a closing job this winter, he has said he would be a setup man for only one team, meaning the Yankees.


Everyone likes to be right and the easiest way to be right is to surround oneself with people and opinions that are predisposed to be similar to ours. When investing, it pays to be contrary. That sets you up to be wrong some of the time. The thing is, if you are right 60% of the time, and manage risk properly, there is a good chance you’ll make money. The most basic principle of investing is buy low and sell high. When doing this you’ll seldom hit the actual bottoms or tops; you are buying when the market is going down and selling when it is going up. That in itself is contrary to most retail investors’ practice of buying high and selling low.


Mutual Fund Flows and Sentiment as Contrarian Indicators

The majority of retail (casual) investors use mutual funds and ETFs (Exchange Traded Funds) to invest in the markets. Fund flows (deposits vs. withdrawals) are generally regarded as contrary indicators. This is a component of a broader series of indicators classified as investor sentiment that provide some insight into future directions of the market. The basic principle is: when many investors are bullish the market is more likely to go down and conversely a higher level of bearishness or negative sentiment indicates the market is likely to make a move higher. TrimTabs Investment Research reports on these fund flows and in a recent report stated:


We observed that equity prices tend to fall after equity exchange-traded funds (ETFs) rake in large sums of money. Conversely, the market tends to rise after equity ETFs post heavy outflows.


The report then issues this conclusion:


We have two explanations for the strongly negative correlation between equity ETF flows and future market returns. First, ETFs are traded mostly by retail investors and day traders.  These are the least informed and most emotional market participants—the ones most likely to lose money over time.  Second, we suspect hedge funds use ETFs when liquidity dries up.  Hedge funds were forced to close individual stock positions during the credit crisis, so they bought equity ETFs instead. Equity ETFs posted large outflows in 2009, when liquidity improved.


These concepts are not really as complicated as they seem to be. It’s Economics 101. When demand outstrips supply, prices go up and when supply is larger than demand, prices go down. When funds are flowing into stocks, markets rise but at some point most people are invested and there isn’t enough uninvested capital left to drive prices higher.


Whatever the internal dynamics, the retail investors are generally the last to join in a rally and their main vehicle of investment are mutual funds and ETFs so large inflows into those instruments suggests that  the market is near the top. That’s why many retail investors get the timing wrong and end up losing money. Nobody likes being wrong or losing money, it makes us feel pretty lousy about ourselves! This is borne out in the current rally where the retail investor is reticent to return to the markets after being burned so badly in the housing/banking crisis of 2008 – maybe one time too many in the last decade. As Adam Shell recently wrote in USA Today:


Yet, increasingly, investors on Main Street are not playing the stock market game with confidence like they used to, mainly because the game of making money has gotten tougher and more volatile since the financial crisis. Retail investors are buying fewer stocks. They are paring back on stocks and stock funds they already own. Instead, they’re moving into safer investments, like cash and bonds. “Investors are on strike,” says Axel Merk, president and chief investment officer at Merk Mutual Funds.


Fox News Doesn’t Make You Dumb. It Just Keeps You that Way

I don’t think the decision by retail investors to stay away from the markets is a good one. Markets have historically been a better investment than many other asset classes with the S&P 500 returning roughly a 7% annual rate of return.  Stocks should, at the very least, be a strong component of a diversified portfolio. Instead of shying away from being wrong, investors – people in general – should expose themselves to a broader group of opinions, to alter unsuccessful behavior and improve decision making.


The findings of a new study, Misinformation and the 2010 Election, from the University of Maryland’s World Public Opinion show that 9 in 10 voters in the 2010 election believe they encountered information that was misleading or false, with 56% saying this occurred frequently. The study also concludes that those who watched Fox News almost daily were significantly more likely than those who never watched it to believe misinformation.


The bad news for FOX News viewers is that merely watching the channel appears to be toxic. Most voters believed a few whoppers during the 2010 election cycle. But daily watchers of FOX News believed more misinformation than everyone else.

The underlying problem uncovered by this study is that today’s news organization are not unbiased deliverers of the day’s events, these outlets are partisan interpreters of the day’s events packaged to appeal to their viewership or constituency.  I don’t claim one network or source is a more egregious offender than another.  Everyone is entitled to their opinions, but each carries a bias that should be understood before assuming what we are digesting is “news” and not opinion.


This Article is Biased

This article exposes some of my own biases. We all have them and those views can be positive as they give us the strength to make decision with confidence. Most of the stocks I own are lesser-known, yet-to-be-recognized small technology stocks. I short stocks that people recommend as buys, such as Coinstar (CSTR), and I shy away from momentum stocks with historically unjustifiable valuations. I believe you should never buy a stock for which you can’t make a historically significant case of undervaluation. In our markets his is contrary behavior, but it works, and it helps me sleep at night.


If we are making bad decisions, like buying market tops and selling bottoms like the recent bottom in 2008, it is positive to examine our biases and correct them where possible. The best way to correct faulty assumptions is to take in a variety of disparate view points and make informed decisions. We can’t do this confining our media consumption to sources that only reinforce our previously held views. Religion and patriotism should allow for independent thought and interpretation. We should all try to broaden our information sources in 2011 and perhaps we can overcome the ‘misinformation’ gap and make some more profitable investment decisions.

We are mere days away from 2011, and still happily ensconced in the holiday madness of 2010. This jolly season, which usually kicks off at Halloween, is a fast-moving fog of candy, cookies, cards and frenzy at the malls. It is also hopefully full of joy, laughter and quality time with family.

After the season’s last hurrah on New Year’s, what emerges is a renewed sense of spirit for the coming year –- and sometimes a desire to undo everything that has just been done. This is precisely why most people hit the ground running on January 1 with a resolve to lose weight, get in shape, walk the dog more, and so on.

The following roundup contains apps that can serve as trusty sidekicks to help you keep those resolutions you swear you’ll actually follow through on this year. In addition to personal health, other common resolutions include managing finances more efficiently, quitting smoking, finding a better job and finding love. There are obviously many more apps out there for each category, but I’ve hand-picked twelve to help you get 2011 off to a good start. Happy New Year!

Losing Weight/>

Lose It!/>

Lose It is a great, easy-to-use app that provides users with features for managing and tracking their weight loss and fitness goals. With an extensive database of foods and nutritional information available, you can simply scroll through the options and log what you have consumed for the day to get a total calorie count. The app also tracks calories burned through fitness and shows where you’ve gone over or under your caloric requirements for weight loss each day.

Go Meals/>

A dieter’s dilemma: You’re eating out at a restaurant and have no idea what the best choices are that are still suitable for your dieting needs. Go Meals is a helpful app for those moments when you’re out at P.F. Chang’s and want to know if the Mongolian Beef is less caloric than the Orange Peel Beef (it’s not). This app also includes thousands of listings for grocery store foods and provides full nutritional information for foods you eat on a daily basis. When an item has been chosen, you can save them to “Today’s Plate” and keep a log of your caloric, fat and protein intake. A very handy tool.

Getting in Shape/>

Fitness Free/>

This is a great free app that provides photographs and detailed steps for each of its more than 320 exercises. Essentially every major muscle group is reflected and you can use this app to get good ideas for triceps, quads or any other body part that you want to improve. There is also a section offering a small selection of pre-bundled, three-day workouts, or you can select exercises of your choosing and create your own customized workout.

iPersonalTrainer/>

iPersonalTrainer prompts users to create a workout and select which muscle groups they want to work by pointing to them on a (very buff) illustrated man. The app then takes you to a page with instructional videos for each exercise along with tips for good technique. The app also includes a Body Mass Index (BMI) calculator, weight tracker and progress log so you can keep track of your workouts while you get that hard body.

Organizing Finances/>

Pay Off Debt/>

Pay Off Debt provides a good template for users to track and manage all current balances and debts. Using an intuitive interface and the debt snowball method, this app lets you prioritize debts and see estimated times left to pay off each one. You can plan monthly payments for each and view progress bars as you begin chipping away at what’s owed. Based on your payment schedule, the app will also provide you with a date for when you are completely debt-free.

Mintclass="blippr-nobr">Mint/>

Mint is a free app that automatically syncs all of your financial information directly from your online banking accounts, eliminating the need to manually enter all information. You can set up budgets and categories with spending limits on each; track your incoming and outgoing income; track investment accounts and more. The app also alerts you to things like large purchases, when a check clears, or if you go over budget. In addition, security measures are in place to lock iPhoneclass="blippr-nobr">iPhone access if lost or stolen.

Quitting Smoking/>

MyQuit Coach/>

MyQuit Coach is a highly-personalizable plan to help smokers quit. Users can set the parameters for the plan and upload personal photos and inspirational motivators to stay on track, and the app awards users with achievement badges when quitting goals have been reached. The app also connects to Facebookclass="blippr-nobr">Facebook, Twitterclass="blippr-nobr">Twitter and LIVESTRONG for additional moral support and information for users.

Quitter/>

Quitter is an app that takes a slightly different approach. This lets users track progress by reminding them how long they’ve been smoke-free and how much money they have saved thus far. Users can refer to the app on a daily basis and keep track of how long they’ve gone without smoking and what they would have spent if they had continued.

Getting a Better Job/>

Monster.com Jobs/>

As one of the largest job search sites available, the Monster.com app is a great complement for anyone with a Monster account (which is free to register) and gives users access to the same listings they’d find online. The app automatically syncs with your web-based account and enables you to access saved job listings, resumes, saved searches and more from your iPhone. You can also use the iPhone’s built-in GPS system to locate jobs near you.

What Color is Your Parachute?/>

You’ve found the job you want, but the next step is the interview. The expression, “You never get a second chance to make a first impression,” couldn’t be truer when it comes to this opportunity, which is likely the only time you have to sell yourself and demonstrate why you are a fit for the job. The What Color is Your Parachute? app is a complement to the eponymous job-seekers’ “bible” and walks users through the job interview process and how to nail it. Tips on interview questions and questions to ask are featured, as well as top 10 mistakes to avoid. It’s a good read for anyone who is preparing for a big interview.

Finding Love/>

Dating DNA/>

Unlike other dating apps that require you to have an existing subscription to its web-based site, or are sketchier and only use GPS-navigation to track “singles near you,” Dating DNA is a free app and service that matches people based on compatibility scores. When you are deemed compatible by the app, based on both your ratings, you are then able to view each other’s profiles and connect. The app also provides “at-a-glance” compatibility scoring and dating potential indicators to help you determine if your potential mate is worth pursuing.

Love Survival Kit/>

If you need help in the love department and are looking for advice on what to do in certain situations, wikiHow’s Love Survival Kit is a good resource to have. There is plenty of information and dating advice for categories like “Awkward Situations” (ex. Escape Cuddling in Bed); “Breaking Up” (ex. Keep a Friendship After a Breakup) or “Relationship Skills” (ex. Stop Being Needy). Some of articles can be more funny than useful, but then again, sometimes with dating, people need all the help they can get.

I’ve spent hours of my life toiling over virtual cities in Maxis’ Sim City series, and it must have rubbed off after all these years. I still enjoy meticulously planning infrastructure, zoning and carefully tweaking finances to this day.

The other day whilst trying to work, I accidentally (oops) went looking for some online heirs to the Sim City throne. Despite simple Flash games lacking the depth of even the original Sim City, I guessed there had to be a few decent, free city building games out there.

ElectroCity

A simple turn-based Flash game created by New Zealand energy company Genesis Energy to give players young and old a shot at managing a town or city’s growth and impact. Players must pay close attention to the levels of energy used, sustainability and environmental factors.

Players are given 151 turns to alter tax rates, build things, destroy things and generally oversee the planning of a city from an environmental point of view. It is up to you to keep your citizens happy, maintain finances and get the highest score possible out of 100 available points.

If you’re seeking inspiration then there’s plenty of completed cities to gawp at, and you can even save your progress and come back to it at a later point. Remember – it’s all about balance.

IBM CityOne

A very in-depth city management game that allows you to choose one of four aspects of city life to manage – energy, water, retail and banking. This game also uses a turn-based system which scores you after each turn made.

There’s a fairly chunky registration form to fill out before you can play (which asks for all sorts of intrusive data) but the game itself functions well, especially if you’re a business-minded individual.

Your city starts off sketchy and greyscale, with colour gradually introduced as you implement much-needed change. At times it plays like a big advert for IBM, but remains enjoyable and looks pretty good to boot. Probably not great on slower PCs, especially those with an aversion to resource-heavy Flash.

City Creator

Not necessarily a simulation or a management game, City Creator simply allows you to do just that – create a sprawling landscape from a set of pre-fabricated buildings and features.

The game features charming pixel art from and an isometric viewpoint, which complements the laid back style of play. Simply drag items from the left hand side of the screen to your city on the right and see what you come up with.

There are 3 building sets to choose from, each with their own unique style. If you register on the site you can save your creations and share them with your friends. If you just want to build a city then City Creator should entertain for a while at least. Be sure to check out their other project Castleford.

Zanpo Virtual Cities

Lovers of Minecraft and pixel art rejoice in this Flash block-based city building game. Instead of building preset structures and features Zanpo Virtual Cities allows you to build fairly detailed city blocks using individual building pieces.

Users then vote on the best ones, and they get added to the virtual city. This one strikes me a bit like online Lego, and the emphasis is very much on building and not management.

You’ll need to register to build, or you can simply choose a city from the drop down list and click City View and see what everybody else has been building.

CityVille

I know, I know. You’re sick of FarmVille, so why on earth do you want to hear about CityVille? Well considering there’s already more than 20 million people playing it I figured it would be an injustice to not include it on the list.

If you’re fine with yet another application accessing all your personal data and posting whatever it feels like to your wall then CityVille might appeal. The game is a casual Sim City-esque sim in which you take a humble town and turn it into a sprawling metropolis.

Graphically the game looks awesome, and there’s the added social interactions provided by the Facebook platform. If only it didn’t clog up your feeds, eh?

There are a few more Facebook games, that I’ve left out (it’s quite a saturated market, and Facebook isn’t for everyone).  If you’re interested, they were:
